A palm-lined waterfront estate on turquoise water

Waterfront living

Water at your door. Know exactly what you're buying.

South Florida's best addresses are on the water. Pick the kind of water you want, see the homes, and use the eight questions below so nothing about the dock, the flood zone or the insurance surprises you after closing.

Before you make an offer

Eight questions that protect you on the water.

Ask these, in writing, before you fall in love with the view.

1. How deep, and how far to open water?

Ask for depth, the bridges on the way and their clearance, and minutes to the ocean.

2. What shape are the dock, lift and seawall?

Seawalls and docks can be costly to repair. Ask age, condition and permits.

3. What flood zone is it in?

Get the FEMA zone and an elevation certificate, and a flood quote before you offer.

4. What will insurance really cost?

Get written windstorm and flood quotes early; ask for current premiums.

5. How ready is it for a storm?

Ask for roof and window ages and any storm history.

6. What do the HOA or building rules say?

Slips and dock rights are often separate. Ask about fees, assessments and rental rules.

7. How does salt air treat it?

Salt air is hard on AC, metal, balconies and paint. Inspect them all.

8. How easy is it to resell or rent?

A dock that doesn't fit today's boats, or tight rental rules, narrows your buyers.
